Building the community
of asset management
experts
Empowering the construction and asset management sectors with digital knowledge, collaboration, and best practice
What we do
We bring together professionals across construction and asset management to advance digital practice and share expertise to help organisations improve processes and meet safety and compliance expectations
How we do it
Our cross-industry Working Groups examine the major challenges affecting asset information management. Specialist Workstreams then bring together the relevant experience and expertise to investigate particular issues and develop practical outputs.
Our Working Groups and Workstreams
AS-BUILT INFORMATION
Working with industry to establish a clearer and more consistent understanding of the information that should be provided at handover. This work has contributed to the Construction Leadership Council's work on As-Built Handover Information Requirements.
Explore As-Built InformationDIGITAL HANDOVER
Examining how usable, structured and reliable information can be transferred from project teams to the people responsible for operating and maintaining assets.
The workstream's discussions and findings have been consolidated into the BIMinAM Digital Handover Report.
Explore Digital HandoverDIGITAL ASSET CAPTURE
Exploring practical methods of capturing information about existing assets where records are absent, incomplete or unreliable.
The group has brought together practical experience through workshops, masterclasses and the Digital Asset Capture Report.
Explore Digital Asset CaptureOPERATIONS, O&M AND HEALTH & SAFETY
Examining what information operational teams require, how it should be maintained and how it can support safe and effective decision-making throughout the asset lifecycle.
Explore Operational InformationGOLDEN THREAD
Bringing specialists together to identify the information, responsibilities and practical tasks required to make the Golden Thread achievable and sustainable.
The work has produced reports, recorded discussions, recommendations and a Golden Thread Safety Case Checklist.
Explore Golden Thread WorkFIRE AND SAFETY-CRITICAL ASSETS
Developing practical information and inspection recommendations for assets including fire doors, alarms, smoke-control systems, dampers, firestopping, cavity barriers, emergency lighting and sprinkler systems.
The resulting recommendations are freely available through the BIMinAM Knowledge Hub.
Explore Fire and Safety-Critical InformationFIRE, SMOKE AND ACCESS STRATEGIES
Examining how fire, smoke-control and access strategies are created, recorded, communicated and maintained through operational change.
Explore Fire Strategy WorkAWAAB’S LAW
Bringing housing, asset-management and information specialists together to examine the information and processes needed to support timely, accountable responses to damp and mould.
Explore Awaab’s Law WorkHAZOPS
Exploring how structured hazard and operability methods can strengthen the identification, management and communication of building-related risk.
Explore HAZOPSEDUCATION
Working with schools, universities and sector specialists to improve information management, safety knowledge and operational decision-making across education estates.
This work includes a programme of specialist meetings, an Education Report and the continuing USHA–BIMinAM workshop collaboration.
Explore EducationHEALTHCARE
Examining the particular information requirements of complex healthcare estates, where asset performance, continuity and safety are critical.
The workstream’s initial findings have been consolidated into the BIMinAM Healthcare Report.
Explore HealthcareRESIDENTIAL
Bringing housing providers and specialists together to address information challenges affecting safety, compliance, maintenance and resident outcomes.
The programme has produced a series of meetings and the BIMinAM Residential Report.
Explore ResidentialPFI AND PPP
Examining information, change management, fire strategy and asset condition in the context of operational PFI and PPP projects and eventual handback.
Explore PFI and PPPWATER
Exploring the information needed to manage water-related assets, responsibilities and risks more effectively.
Explore WaterAI AND DATA ENGINEERING
Exploring how artificial intelligence, data engineering and better-structured information can support practical asset-management decisions.
The group’s work has produced a programme of specialist meetings and the BIMinAM AI and Data Engineering Report.
Explore AI and Data EngineeringADVISORY AND CONSULTANCY
Bringing advisors and consultants together to improve understanding across the asset lifecycle and encourage more connected, informed advice.

Golden Thread Task Force
The Golden Thread Taskforce is a highly focussed, cross-industry team created to establish the standard, provide the expertise and deliver the solutions to make the Golden Thread a practical, achievable, and sustainable reality
Knowledge hub
The Knowledge Hub is where experiences, thoughts, ideas and data are turned into knowledge. They become robust outputs. The Knowledge Hub is YOU. Several thousand attendees and specialist contributors, refine and tweak until we have something valid and current. But it’s dynamic and ongoing- nothing ever stays the same.

Financial Impact
Here you can see- or post- real-world examples of where lack of quality data has had a measurable financial impact. It may be a case that has gone to court or where an organistion is having to unnecessarily pay-out for the likes of replacement assets or rebuild.
