Knowledge sharing and collaborative working
In simple terms, the owner and their project teams are expected to be able to demonstrate that they are compliant with the law (Building Regulations) and are following “industry best practice”.
But what does that mean?
The industry is (very) complex, so no single client, designer, contractor or asset manager knows everything – particularly now where so much has recently changed and is continuing to change. They will turn to specialist consultants for advice on what information they should be collecting and how it should be managed and presented.
Even the most expert consultant doesn’t know everything. If an expert residential architect is asked about fire, they will probably suggest the client asks the fire engineer, but if they are asked about Building Regs or H&S, they may answer, but would probably check with another expert.
BIM in Asset Management is a community of experts who can work collaboratively to try and interpret what information is required and how it is most easily delivered.
This will make it much easier for everyone in the supply chain to deliver the required information, in the required format to help make our buildings safer and more sustainable.
The BIM4Housing Groups – Development, Design, Construction, Manufacturing, Operations and Advisory – pulled together to address the things that lead to incomplete asset information – like Value Engineering and Product Replacement.
Four Workstreams, each with 150+ experts have spent a year drilling into the reasons and the solutions.
1) How do we prevent incorrect design, selection, and installation of fire safety products?
2) How do we ensure that the incomplete Building Services Design does not impact Construction?
3) How do we ensure continuity and relationship of asset safety information throughout asset lifetime?
4) How do we ensure that the Building Safety data is live – not simply an outdated snapshot in time?
The initial reports for each of these will be published in May 2024, with a live event at DCW (Digital Construction Week) Excel London 5-6 June 2024.
