Digital Records

Digital Records

Property and Construction are now Regulated industries.

Failure to maintain a complete digital record will result in:

  • Delay or
  • A Stop Notice or
  • Refusal to issue required certification or
  • Litigation or
  • All of the above

Reliable and up to date asset information is no longer a “nice to have”.

In the same way that other Regulated industries like financial services and aviation need to retain records of transactions - or what products have been installed - building owners, operators,  contractors and manufacturers must create and maintain Digital Records for both existing and new buildings.

Even if a physical building is 100% defect free and all works carried out perfectly, a digital version of the building is required that includes all of the necessary detail. Just as PFI contracts levy penalties for works not supported by evidence that they have been completed properly, Inspectors and Regulators will require Digital Records of the key information.

Approved Inspectors and Regulators also have to keep records of their assessment of the information that was provided, what they have challenged and any actions they have taken.

The financial implications that result from a delay, a stop notice or the refusal to provide required certificates, are huge.

Litigation is likely, which will require Digital Records from all parties.
