360 Digital Asset Capture Workstream Meeting 07-01-2026

360 DIGITAL ASSET CAPTURE WORKING GROUP MEETING 07-01-2026

Meeting date: 7 January 2026

Focus: Golden Thread value, 360 digital capture, and asset information management

Purpose of the Session

The meeting explored how 360 imagery, point clouds, drones, and federated data can support the Golden Thread by improving information quality, asset verification, risk reduction, and lifecycle value. A key objective was to move beyond technical discussion and establish a commercial and operational justification for information management activities across design, construction, handover, and in-use phases

Golden Thread: From Concept to Value

Participants agreed that the Golden Thread should be understood as:

  • A digitally connected, end-to-end information DNA spanning design, construction, operation, and transfer.
  • Information that is standardised, auditable, reusable, and transferable, not siloed in disconnected systems.
  • A mechanism to clearly identify:
    • Why information is needed
    • Who produces it
    • Who benefits from it
    • How it delivers cost savings and risk reduction

A new Golden Thread working group is being formed to focus explicitly on financial value, risk mitigation, and business justification, translating good information management into senior-level decision-making evidence.

Role of 360 Digital Capture

The discussion highlighted that 360 imagery is increasingly the true “as-built” record, often more reliable than models alone. Key points included:

  • 360 capture is already widely used on projects, but its value is under-realised in asset management.
  • When linked to asset data, O&M information, and models, 360 imagery enables:
    • Verification of what was actually installed
    • Faster and more accurate asset capture
    • Reduced need for repeat site surveys
    • Stronger evidence for claims defence and compliance

Contractor experience demonstrated that systematic 360 capture:

  • Protects organisations against future claims and disputes
  • Supports validation of lighting, fire protection, and concealed services
  • Creates a defensible historic record years after handover

Asset Management and Handover Challenges

Common challenges identified:

  • Fragmented datasets (BIM, CAD, O&Ms, COBie, photos) with no unified structure
  • Asset information that is collected but not used by FM teams
  • Inconsistent or inaccurate “as-installed” data due to supply-chain practices
  • Difficulty establishing a trusted baseline asset inventory at mobilisation

The group emphasised that value is unlocked when asset data, models, and 360 imagery are connected through consistent schemas and classifications, enabling reuse across CAFM, CMMS, compliance, and lifecycle planning systems.

Data Governance, Security, and Practicality

Key considerations raised:

  • Managing security and sensitivity in 360 imagery and point clouds (e.g. public spaces, heritage assets)
  • Using low-resolution and high-resolution datasets appropriately by use case
  • Ensuring capture methods are simple enough for all trades, including small subcontractors, using phones or basic cameras
  • Balancing digital capture with limited but targeted physical verification (e.g. 90–95% digital)

Skills, Training, and Industry Change

Participants highlighted systemic issues:

  • Loss of traditional apprenticeships and site experience
  • Growing reliance on digital tools without sufficient contextual training
  • Opportunity to use 360 and digital capture to attract and train younger entrants to the industry

Training, usability, and best-practice guidance were identified as critical enablers of adoption.

Agreed Next Steps

  • Develop a collective best-practice framework for 360-driven asset management.
  • Use real projects as case studies and sandboxes.
  • Quantify cost savings, productivity gains, and risk reduction.
  • Align outputs with Golden Thread, Building Safety Act, and asset management needs.
  • Invite participants to contribute under the themes:
    • Golden Thread (commercial value)
    • Standardisation
    • Best practice
